Lake-view Custom Houses
The plots for the custom houses are located in the premium eastern part of the project, offering spectacular views of the Iskar Lake, Rila Mountains and the Balkan Range.
Every house is individually designed according to the customer’s assignment, the specifics of the plot and in accordance with the Construction Standard.
The urban development parameters are Floor Area Ratio of about 0.3 and a maximum of two floors.
Each house is designed in contemporary style, with flat roofs, clear height of the premises of 3.05 m and a 10-year full warranty of all construction works, furniture and equipment.
OKOL Lake Park is being developed in line with the latest available technologies, contemporary materials and methodologies – without wet processes after the rough construction.
The houses have a fully finished interior, exterior design and landscaping of the yard with irrigation system.
The properties cannot be purchased partially finished. The minimum level of completion of the interior is:
- „Premium Standard“ – including flooring or cladding on floors, walls and ceilings, installed interior doors, fixed furniture, completed and equipped bathrooms and toilets, completed and equipped kitchens with appliances, lightings in all rooms.
Optional:
- „Premium Plus“ – adds movable furniture, movable appliances and lighting fixtures, accessories, as well as additional elements and amenities such as swimming pool, jacuzzi, pergolas, mosquito nets and etc.
All plots have an access to road infrastructure, electricity, water supply and sewerage.
The size of the plots starts from 500 sq.m. offered at a price of 150 euros / sq.m VAT included.
The plots are offered as part of a combined agreement for plot purchase, house design and construction.
Each house is cost estimated in Premium Standard level of completion (without movable furniture) and according to the individual technical design.
The Basic Offer includes an indicative price according to the size of the house, the average area of the premises, the ratio of residential to service premises, the type and complexity of foundations, etc., which varies from 1900 to 2300 EUR / sq.m VAT included.
In OKOL Lake Park “TBA” means area closed by four walls along the facade contour. TBA does not include covered parking places, porchways, terraces, etc. but the construction and installation works on them are cost estimated.
