The purchase is offered as a complete package comprising a private regulated plot, bespoke architectural design and construction of the house through to commissioning. Plots are not available for separate purchase or independent development.

Plots start from 500 sq.m and benefit from established road access, electricity, water supply and sewerage infrastructure.

The principal development parameters are:

• Floor Area Ratio (FAR) of 0.27–0.30
• Maximum cornice height of 10 m
• Standard clear ceiling height of 3.05 m

The journey begins with the selection of a plot and the preparation of an individual design brief. This is followed by the Massing & Spatial Concept, the Technical Design, and final pricing based on a detailed bill of quantities.

Construction is carried out in the required technical sequence. Through the Client Portal, owners can follow the schedule, payments, documentation and progress on site.

The house is completed and commissioned within 18 months of the agreed construction start date.

Phase 1 is mandatory and takes the house through to commissioning. It includes the structure, roof, façades, windows and external doors, building systems, utility connections, site grading, access, required external paving and landscaping within the agreed scope.

All construction and installation works completed under Phase 1 carry a 10-year warranty.

Phase 2 is optional and may include interior design, decorative finishes, kitchens, fitted furniture, appliances, lighting, loose furniture and textiles.

Pricing

• Land: EUR 250/sq.m, including VAT
• Bespoke design: EUR 50/sq.m of OKOL GFA, including VAT
• Phase 1: Indicative EUR 2,300/sq.m of OKOL GFA, including VAT
• Phase 2: Indicative EUR 500/sq.m of OKOL GFA, including VAT

The total indicative budget for a fully completed house, including Phase 1 and Phase 2, is EUR 2,800/sq.m of OKOL GFA, including VAT, excluding the land price and design fee.

The rates per square metre are used to establish the initial indicative budget. The final price of the entire house is determined through a detailed bill of quantities covering all construction and installation works included in the approved Technical Design.
