Urban planning of a new settlement on a white sheet of paper is a responsible task that has been entrusted to the French company Egis Group. Together with Atelier Villes & Paysages and the golf architects of European Golf Design, they created a Master Plan with different areas with their functions in accordance with the existing natural characteristics.
Following the basic principles of the project – the idea of freedom and the creation of an “open” community to interact with the environment and local people, the Master Plan places the golf course in the highest flat part of the terrain, and the residential areas are divided into clusters with low building parameters in order not to compromise the picturesque views. The location of the Village Center has been carefully selected as well – near the existing village, in order to be easily accessible by both the residents of OKOL Lake Park and the residents of the village of Gorni Okol. The other large public area – the hotel complex has been situated on the highest point with a view to the Iskar dam, Rila Mountains and Balkan range. The Master plan provides many areas for sports, cultural and art activities.
